Town adopts zoning code changes

The Longboat Key Town Commission adopted a series of zoning code changes, which emanated from the aftermath of the Longboat Key Club Redevelopment approval and subsequent legal challenge last week.

Town Attorney Kelly Fernandez said the most significant change that was approved is the elimination of the need for the Planning and Zoning Board and the Town Commission to make written findings of fact when considering a Development Order. Now, both boards will be able to base their decision on competent substantial evidence alone. That change lowers the threshold for what is required in approving future Development Orders.

The adopted changes, which were made at last week’s regular commission meeting, also inserted language that provides criteria for granting bonus lot coverage and additional building height to applicants.
